Construction-Level Hardwood Installation, Start to Finish

A new hardwood floor is only as good as what's underneath it and the hands that lay it. Hi-Tech Hardwood Floors installs new hardwood the way it should be done — from the subfloor up. Since 1998, Andy Tran and his son Harry have installed and finished hardwood in more than 5,000 Bay Area homes, and new installation is core to what we do. This is construction-level work: subfloor preparation, tongue-and-groove solid hardwood set board by board, and — for unfinished floors — sanding and finishing on-site for a seamless, custom result.

We install throughout San Francisco, Marin County, and Oakland, on projects ranging from a single remodeled room to a whole-home new build coordinated with your general contractor. We're NWFA and WFCA certified, licensed (CA #859459, C-15), and both Andy and Harry are on-site on every job.

From Subfloor to Final Coat

Every installation follows the same disciplined process, whether it's one room or an entire house:

• Subfloor assessment & preparation — we inspect, repair, or install new subflooring (plywood over joists or on slab), level it, and fasten it so there are no squeaks or movement down the road. A hardwood floor is only as flat and solid as the subfloor beneath it.
• Moisture testing & acclimation — we test moisture in the subfloor and the wood, and let the hardwood acclimate to your home's conditions before a single board goes down. This is the step that prevents gaps, cupping, and buckling later.
• Tongue-and-groove installation — solid hardwood is installed board by board, nailed or stapled down (or glued on concrete), racked for a natural, staggered layout. We handle borders, transitions, thresholds, and stair nosing.
• On-site sanding — for unfinished floors, we sand flat with our dustless, vacuum-contained system, working through grits for a smooth, even surface.
• Staining & finishing — custom stain if you want it, then our three-coat finish process (polyurethane or waterborne), each coat cured properly. Water-based finishes get you back in the space in 2–3 days; oil-based take 4–8.

Two Ways to Install a New Hardwood Floor

Unfinished (site-finished) hardwood is installed raw, then sanded, stained, and finished in your home. It gives the most seamless surface — no micro-bevels between boards — and full control over stain color, sheen, and custom patterns or borders. It's the traditional choice for high-end and historic homes.

Prefinished hardwood arrives sanded, stained, and sealed from the factory. It installs faster, with less dust and no finishing time on-site, so you're walking on the floor sooner. We'll walk you through the trade-offs and recommend the right approach for your home, timeline, and budget.

We install solid hardwood in all major species — red oak, white oak, maple, walnut, hickory, and more — as well as engineered wood, which is a strong choice for concrete slabs, radiant heat, and condos.

Installing hardwood in a condo usually means meeting your HOA's sound requirements. We provide the STC and IIC ratings and underlayment specifications your board needs for approval, and we install the acoustical underlayment to meet them.
